Booking & Availability
How do I book a property?
Bookings can be made online using the booking link on our website. Alternatively, you can email or phone us and we can make your booking for you. You can also book via Airbnb although this does add an Airbnb commission fee to your booking price so direct is best!
Is there a minimum or maximum stay requirement?
The minimum booking stay requirement is 3 nights, and the maximum is 21 nights.
What payment methods do you accept?
Through the booking link you can pay by credit/debit card (visa/mastercard). If you want to pay via bank transfer, please contact us to arrange.
Do you require a deposit or prepayment?
If your booking is less than 56 days before your arrival date, then the balance is required in full. If it is more than 56 days, then we require a 33% deposit.
At the point of booking, we also request a credit card to be held against your booking as a cautionary security deposit of up to £500. No charge is made against this unless damages occur to the property during your stay. Please see full T&Cs for more information.
What’s your cancellation policy?
To cancel or change your booking, please notify us via email. In the event a cancellation is made a charge will be payable depending on the number of days before arrival your cancellation is made. We have a 24 hour cooling off period.

Percentage of the Letting Fee payable on cancellation.
0 – 13 days – 100%
14 – 27 days – 75%
28 – 55 days – 60%
56 days or more – The Deposit (33%)
If you want to change your booking to alternative dates, we will happily change if the property is available but may be subject to an admin fee as stated in the full T&Cs plus any change in property rates for the chosen dates.
Check-In & Check-Out
What time is check-in/check-out?
Check-in is from 4pm on the day of arrival and check-out is 10am.
Can I request an early check-in or late check-out?
If we can accommodate this then we will but we often have guests arriving and departing on the same day. As soon as the property is available, we will let you know.
Digital Guest Guide
One week before your arrival we will send you our digital guest guide. This includes everything you need to know for your stay including how to find and access the property, the Wi-Fi, what’s provided and our local recommendations for things to do and places to eat. It also explains who to contact if you have any problems and the check out procedure.
Property Information
Each property description will tell you about parking, amenities, whether pets are allowed and accessibility.
All of our properties are non-smoking/non-vaping including the outside spaces.
Special Requests / Extras
Can you provide a cot or highchair?
Cots and highchairs are available at the point of booking free of charge or please contact us if you would like to add these to your booking. Please note cot linen is not provided.
Yeti coolers and welcome hampers
Yeti Coolers: We’re big fans of Yeti products (Tim especially!) and we have a selection of coolers and ice packs available to hire as one less item you need to fit in your vehicle. We believe they’re the best for keeping your food and drink chilled all day and they’re brilliantly sturdy. The “roadie” is also on wheels so easy to pull to the beach.
Welcome hampers: The property has a selection of tea/coffee and enough milk for you to have a cuppa on arrival plus a sweet treat on us. If you would like us to organise a welcome hamper of other items so that you don’t have to traipse out to a shop as soon as you arrive then please drop us a line and we can sort this for you.
Can I arrange something special for an occasion (e.g., birthday, honeymoon)?
Absolutely! If you’ve looked at our water adventures page, you’ll see that bespoke is what we love to do. We are happy to work with you to arrange for additional items in the property on arrival i.e. cake/flowers/bubbly, dinner reservations or perhaps a day on the water with One Atlantek charters.
